Before signing the lease:
1. Subject to presentation of a letter of employment or
proof of income.
2. Subject to a credit check of the tenant (TransUnion or
Equifax, at the tenant's expense) to the landlord's
complete satisfaction and the tenant's consent to a payment
history check with previous landlords.
3. The tenant consents to the landlord conducting an
independent credit and payment history check with the
Corporation of Quebec Landlords (CORPIQ).

Once the offer is accepted (steps to follow below):
4. The tenant agrees to pay a deposit by electronic
transfer to KW Prestige or the landlord (within 48 hours).
5. Proof of liability insurance ($2 million) for the entire
term of the lease.
6. Letter confirming the Hydro-Québec account transfer.
7. The tenant is responsible for complying with all rules
and for all move-in and move-out fees required by the
condominium association. Move-in fees will be paid directly
to the landlord.
8. Prospective tenants must read and accept the condominium
bylaws and are responsible for paying any penalties
resulting from their failure to comply with these bylaws
and the declaration of co-ownership.
9. Draft Quebec lease in English or French and consent form
for email communication.

During the tenancy:
10. Tenants must pay rent by electronic transfer no later
than the 1st of the month.
11. No pets allowed.
12. Tenants must not consume, cultivate, smoke, or vape
tobacco, cannabis, or any other illegal substance in the
interior areas of the premises, common areas, or on the
property to which they belong, and must not allow anyone
else to do so. 13. Renting via Airbnb or any other similar
short-term subletting arrangement will be considered a
breach of the lease.
Tenants are not permitted to sublet or assign their lease
without the written consent of the landlord and the
building management.

End of Lease:
14. Tenants are responsible for any costs incurred due to
the loss of keys or access badges.
15. At the end of the lease, the property must be returned
in the same condition as when it was moved in, including
all fixtures and fittings and the condition of the
flooring, except for normal wear and tear.
16. If the lease is not renewed, tenants are required to
allow all viewings from prospective new tenants, subject to
48 hours' notice. This obligation also applies to viewings
from prospective buyers if the property is put up for sale
during the lease term.
