If a lease agreement is submitted, it must include the
following elements...
1) The TENANTS agree to provide proof of $2 million in
liability insurance
and proof of registration with Hydro Québec before signing
the lease and must
maintain this insurance and the Hydro Québec account for
the duration of the lease.
2) The TENANTS agree not to smoke in the unit (cigarettes,
cannabis, cigars, etc.).
3) The TENANTS agree not to grow cannabis or other narcotics
inside or outside the dwelling.
4) The TENANTS agree not to rent the property on a
short-term basis, for example via AIRBNB, or to
sublet it.
5) The TENANTS agree to return the premises in the
condition in which they were handed over to them.
6) No modifications to the property are permitted without
the LANDLORD's consent.
7) The TENANTS agree to pay the first month's rent upon
signing the lease.
8) It is forbidden to drill holes in the walls or paint
them without the LANDLORD's permission.
9) It is forbidden to change the locks without the OWNER's
permission.
10) A credit check must be carried out and presented before
acceptance. By accepting this
promise to lease, the LESSOR declares that they are
satisfied with the credit check and the TENANT's background.
11) Pets are NOT allowed.
